Limited Level A Investigation (LLA)
Foundation performance assessment.
An evaluation focused on your primary concerns, designed to identify the factors influencing your foundation’s performance through on-site observation and expert analysis.
Interviews
We consult with occupants, owners, or clients (when possible) to gather a comprehensive history of the property and its foundation performance.
Visual walk-through
A detailed inspection documenting the visible conditions of the foundation and surrounding environment.
Influencing factors
We assess the big picture of your home, including soil conditions, and any other factor that may be driving the movement, so the diagnosis addresses the real cause, not just the symptom you noticed.
Document review
When available, we review geotechnical reports, construction drawings, field reports, and repair records.

Limited Level A Investigation with Relative Floor Elevation Survey
Foundation assessment backed by measured data.
This tier adds measured floor elevations to the Limited Level A, showing how your floors sit from one end of the home to the other. It's a good fit when your concerns span the whole home, like cracks or uneven floors in several rooms, but you don't need the full analysis of a Level B.

Interviews, the visual walk-through, influencing-factor analysis, document review, and the stamped Engineer's Findings Letter.
Relative floor elevation survey
Precise elevation measurements are taken across your entire home and recorded on scaled drawings to establish a formal baseline. A future survey can be compared against it to show whether your foundation has stabilized. For the vast majority of homes that follow our recommendations, it has, giving you peace of mind. In the rare case it's still moving, the data shows exactly where, so any next steps are targeted to what your home actually needs, not a costly one size fits all repair.
Level B Investigation
Comprehensive foundation analysis.
Our most thorough investigation, adding engineering calculations and full-home documentation to everything in the previous tiers. It's the right choice when you need a complete evaluation of your foundation, or when your findings may be used in a legal dispute.

Tilt and deflection calculations
Every foundation moves, but knowing the difference between normal settling and structural failure requires precise math. We calculate the tilt (leaning) and deflection (bending) across your foundation, compare it against engineering standards, and tell you exactly what the numbers mean for the safety of your home.
Signs of stress map
We map every crack throughout the home and photograph each one, giving you a complete visual record of your home’s condition.
Topographic map
Your elevation survey rendered as a contour map, giving you a clear visual of the highs and lows across your foundation, so the pattern of movement is something you can actually see, not just read about.
