Foundation Problems?
Cracks in walls?
Uneven floors?
You don’t need a sales pitch. You need an engineer.
We provide assessments and recommendations only, giving you peace of mind. Every investigation delivers a thorough Engineer's Findings Letter with detailed observations, findings, and clear recommendations, so you can have a handyman, a professional, or even yourself make the fix your home actually needs.
Limited Level A Investigation
An evaluation focused on your primary concerns, designed to identify the factors influencing your foundation’s performance through on-site observation and expert analysis.
Interviews
We consult with occupants, owners, or clients (when possible) to gather a comprehensive history of the property and its foundation performance.
Visual walk-through
A detailed inspection documenting the visible conditions of the foundation and surrounding environment.
Influencing factors
We assess the big picture of your home, including soil conditions, and any other factor that may be driving the movement, so the diagnosis addresses the real cause, not just the symptom you noticed.
Document review
When available, we review geotechnical reports, construction drawings, field reports, and repair records.
Engineer’s Findings Letter
A professional, stamped letter covering the scope of work, historic property information where applicable, our observations, engineering findings, and clear recommendations. What's a stamp? Read more on our blog: What Is a Civil Engineer, a Professional Engineering (PE) License, and Why You Should Contact One For Your Home’s Needs.
Level B Investigation
Our most comprehensive investigation, building on everything in the Limited Level A with precise measurements and full-home documentation. When movement affects the entire property, or when the stakes are high enough that you need certainty, this is the assessment that gives you the complete picture
Everything in Limited Level A
Every component of the Limited Level A, including interviews, the visual inspection, influencing-factor analysis, document review, and the stamped Engineer's Findings Letter.
Relative elevation survey
Precise elevation measurements taken across your entire home on scaled drawings to establish a formal baseline. That baseline reveals whether your foundation is still moving or has already stabilized, so you don't sink tens of thousands into a repair your home may not need.
Tilt and deflection calculations
Every foundation moves, but knowing the difference between normal settling and structural failure requires precise math. We calculate the tilt (leaning) and deflection (bending) across your foundation, compare it against engineering standards, and tell you exactly what the numbers mean for the safety of your home.
Signs of stress map
We map every crack throughout the home and photograph each one, giving you a complete visual record of your home’s condition.
Topographic map
Your elevation survey rendered as a contour map, giving you a clear visual of the highs and lows across your foundation, so the pattern of movement is something you can actually see, not just read about.
One call, text, or email with a licensed engineer is all it takes to get started.
